General Lifestyle:

• To maintain curb appeal for all residents and guests, if you choose to put personal items outside of your RV or trailer, please limit the items and see the office to discuss appearance.

• We request there be no clotheslines on the property.

• Please refrain from bonfires, campfires, fireworks, or fire pits (with the exception of the park provided fire pits) as we need to safeguard the natural wooded areas and man-made wooden structures.

• Quiet please….as a courtesy to all guests, please refrain from unruly noise and activity.

• Let’s talk trash!

  • Please use the trash cans we have provided.

  • Please use the “pick up” bags we provide for pet “deposits.”

• Speaking of pets…

  • Pets are most welcomed! (No more than 2 in the cabins and subject to our $25 pet fee)

  • Please “leash ‘em up” and “pick it up” as we want a safe and sanitary place for all.

• Monthly resident fees are due on the first day of each month. We ask your cooperation in being prompt with your payments. For monthly tenants, if we do not receive your rent by the 6^th day of the month, a $25.00 fee will be charged for first offenders. For second time offenders, if rent isnot received by the 10^th day of the month, a $50.00 fee will be charged and you will be subject to immediate eviction.

Storage:

• Storage buildings and/or sheds are permitted on your RV/trailer site with our approval, for an additional fee.

• We have additional storage sites for boats, trailers, and RVs, as well as locked storage sheds in the rear of our property. Rates vary per month, depending on the site. Each storage site has a designated number and we ask that you use only your assigned space. Please check with the office for specific information.

Water and the Septic System:

• The park is on a septic system, so please refrain from placing weird stuff down the toilet. (You know…solvents, grease, feminine hygiene products, etc.)

• If your RV or trailer has an internal dishwasher or washing machine, there is a daily fee or monthly fee that applies.

• Please note we have coin operated washers and dryers available in the office area for your convenience.

• Please ask permission to wash your RV. The fee is $10.00.

Landscaping:

• We hope you enjoy the trees and natural landscaping!

• Please refrain from cutting trees, shrubs, flowers or plants.

• Please check with the office before planting or digging of any kind.

Driving & Parking:

• For the safety of all, we enforce a 10 mph speed limit.

• If you don not comply with speed limit, you will be asked to leave the park.

• Please ask us about motorbikes or motorcycles as special circumstances pertain. All-terrain vehicles may not be driven on roads or nature trails.

• Parking is provided for your site, but refrain from parking in vacant sites as they may be filled at any time, day or night.

• Your guests are welcomed, but we know that parking outside your site is limited. Please be courteous and check with the office if you need extra parking space for a limited time. We will make every effort to accommodate your needs.

Safety and Courtesy:

• Please express consideration for your neighbors.

• As a resident, you assume responsibility for your guests, to include financial responsibility for any damage or injury they may cause.

• Alcoholic beverages may be consumed on your site, but unruly behavior is not permitted.

• When coming or going to the office, laundry, or on- site, please wear proper attire. Shoes and shirts are required.

• Management is not responsible for loss or damage to your personal property or your RV.

• Illegal drugs of any kind – narcotics, controlled substances will result in immediate dismissal and eviction

Cabins Rentals:

• Our rates are based on occupancy of 2 people.

• An extra per person per night fee for more than 2 people applies.

• Do not remove or use inside furniture outside the cabin.

• If you need to cancel, your deposit will be refunded if made at least 14 days prior to scheduled arrival. A cancellation fee of $25 will apply.

• If you just don’t show and don’t call, we regret there will be no refund.

• Please work with us as we’ll try to re-book the cabin if you can’t make it.

• Check out time is 11:00am as we need to prepare the cabins for the next guest! There will be a ½ day extra charge for up to 2 hour late check-out.

• For your comfort and convenience, our cabin rates include one set of linens for your queen sized bed. This includes one fitted sheet, one top sheet, and two pillows with pillowcases. Fresh bed linens will be provided on a weekly basis. Should you need additional linens, there will be a charge for each linen or towel package. Monthly renters will be responsible for maintaining the two sets of linens and towels which will be provided by the park. Soaps, shampoo, toilet tissue will also be the responsibility of the monthly guest.

• Each cabin has two assigned parking spaces and we ask that you use only these two, as a courtesy to others.

• We do need to charge a pet fee. Please do not leave pets unattended as you’ll need to cover any damage to the cabin or its furnishings.

• Please refrain from smoking in the cabins or on the porches of the cabins. Nearby are smoking areas and safe receptacles for disposal of smoking materials.

These guidelines may change at the discretion of management, but do help to ensure that all residents and guests enjoy their stay at Valley Park Resort. If you are unable to abide by them, it may lead to eviction without refund and future tenancy refused. Should you have questions about any of these guidelines, please ask about them at the office.
